I have no idea in Sydney in particular who is buying property at current prices, with rates where they are. Half decent suburbs still $2m and even with a household income of say $300k and $400k deposit it’s basically not possible.

With all these rate rises yet in the past few weeks there’s all this news about property in Melbourne/Sydney moving up again. How people are still paying the same price ($1million) for a house when rates are 5-6% vs 2%… I just shake my head this country really is different.

The real question is how this ends.

That are the main inflation contributors right now? What are they likely to be? These will drive interest rates higher.

How to prepare? I think hedging falling AUD is a good idea, but contingent on US rates and QE unwind. How to hedge against falls in your house price? The fact that I am even thinking that might be an indication that there will soon be enough demand for property derivatives to warrant a market in which to trade them. Might be a good time to start a buiness.

Bought in 2021 a few years after I stopped reading embee. Took a low 7 figure loan at about 6x LTI, 33% deposit with the rest of my savings in the offset. Got to 90% of what my parents did at the same age in the 90s – buying a house without a loan.

Offset was full in about 2 months, so when rates went from 2.5 to 6 or whatever they are now, there was one constant – zero interest repayments. In the last financial year I have saved over 40k in interest repayments. Judging by the reactions at work this afternoon, almost everyone in my profession has borrowed to their eyeballs.

At the time I felt that I overpaid, but felt forced into it as there weren’t any other options in terms of renting. Now it looks like the much better option due to the craziness of the rental market which is likely only going to get worse with another 400k migrants.

Actually, yes it does. If a bank issues bonds to foreigners to fund mortgage credit, the bank owes the face value plus coupon. This equates to the principle plus interest (less bank commission) on the loan that needs to flow back overseas.

The house needs need to be sold for a capital gain higher than principle plus coupon interest for it to be a net inflow into the country. Anything less becomes a net outflow. This comment should probably be stated in aggregate (credit needs to keep growing) but you know what I mean.

Firstly, Banks relative solvency doesn’t change the amount of deposits in the Australian banking system

Second, bonds don’t fund mortgage credit
the bonds are sold after the mortgage is created

Third, AUD cannot “ flow” overseas
it can only stay in the Australian banking system – at least an Australian bank subsidiary

FX dealers don’t want to carry risk of holding onto large FX positions in a foreign currency. They will aggregate smaller payments which are then exchanged and settled either directly or indirectly (via another intermediary) at RBA or other central bank.

If we had a continual flow of AUD to USD, the money in USD ES account is transferred to private sector (more money in private hand), the money is transferred from private sector to ES account at RBA. AUD effectively taken out of circulation?

What happens when CLS US ES account drops to zero? How does that money get replenished? I am presuming that CLS Bank will not be allowed to have a $100 billion bank balance at RBA, and negative similar amount at US Fed, and also carry the FX risks associated with that. At some point there must be a rebalancing (FX Swap) between the two central banks.

If all instructions can be settled, then at the end of a settlement day all pay-ins will have been paid out again to the payees and CLS will have a zero balance on its central bank accounts.

If I read this correctly, using example of transferring AUD to USD. Australian bank must credit CLS ES account. When it settles, Foreign Bank receives USD, and Australian ES Account balance reset to zero. That does sound like AUD disappearing out of the system.

Yep our economic framework or implementation of capitalism is mostly to blame with safety bumpers that have been either watered down or simply removed.

The Ukraine will not last another year, maybe year-and-a-half. The NATO will run out of stuff to give them. They are already losing the appetite. The US recently announced, I think a week ago or so, a new package of military aid to Ukraine. It was valued at $300M, only, and it was their 39th (!) aid package. Half of this new package are set aside for 35 Patriot missiles to replace used ones.

Recall two things: 1) Patriot systems used in Kiev tend to send up a salvo of ~20 missiles to try to stop one Russian incoming target – so these new missiles might last a couple of days. 2) Previous US military aid packages were measured in billions of dollars!

Russians are doing exactly what the science of war calls for – war of attrition. They do not need to take and hold land, they need to keep their troops as far away from the battlefield, and to destroy the enemy. Hence, they first concentrated on taking out Ukrainian air force, then their energy supply, then their air defense systems, and now will be finishing the destruction of tanks and other armored vehicles, preferably, by air strikes, drones, or artillery fire. Zelensky cannot not attack, he has painted himself into the corner by promising a crushing (!) counterattack, and taking his former territory back. We were promised winter offensive, while the ground was frozen, but Ukraine didn’t have enough armored vehicles and tanks. Then these deliveries started, but the spring came and the ground got wet, so this offensive got delayed until late spring. The Russians in the meantime kept hitting stockpiles and troops meant for the offensive. And now we are in summer, and the offensive, according to Ukraine is yet to start. Higher interest rates probably won’t do much for inflation, just like in the 80s. What eventually lowered inflation in the 80s and into the 90s was opening up the US oil economy and production in China.
Higher interest rates for debtors means higher income for creditors, it is a zero sum game. those creditors can now spend spend spend, and those debtors are now no longer destroying the money supply by paying back the debt, they are either extending or only paying off the interest. Remember, money is created from new loans and loans/money are only destroyed by paying back the principle.
In addition, areas of supply driven inflation may be created by higher rates. As higher rates mean certain folk can spend but those same rates may impact expansion of capex of business to increase supply for those folk. Business will be fine though as they’ll get the higher prices, just like Russia has been doing fine with the sanctions.
Also, of course we have government borrowing, are they going to stop borrowing because of rates? This borrowing will create more money.
This crap load more than the above to add. Basically though, I don’t think there is enough evidence to suggest for certain that high rates reduce inflation. Could indeed have zero effect or in fact be the opposite.

There has been no official autopsy of the Liberal Party’s extraordinary collapse at the ballot box last Saturday, but more than a dozen current and former MPs, party officials and advisers who have spoken with The Saturday Paper in the wake of the bruising loss have reflected on a campaign so dense and so small-minded that an implosion was all but guaranteed.

Morrison was a “political genius” and a virtuoso campaigner, a brilliant tactician with a canine-like ability to hear the high-frequency pleas of the otherwise Quiet Australians. Only he could intuit the real concerns of the body politic.

A senior MP in the now former government tells The Saturday Paper Morrison was “the kind of clever who believes his genius can never be decoded by someone else”.

What hasn’t been mentioned in this article is how Morrison trashed his own NSW Liberal branch in the pre-selection debacle with his factional deputy Alex Hawke.

If you analyse this whole drama, timing and all, this is another political hack job. Higgins claims came out Feb 2021, 15 months prior to the Federal election. Her job was to tarnish ScoMo’s reputation (and the entirety of Coalition by extension), and she did her job well.

An allegation of rape is 90% proof that it indeed occur. Because no woman would ever make something like this up, it is extremely humiliating and painful, a victim’s soul gets taken, and you’ve all heard the rest.

Then details come out how one party “protected” the accused, and they become guilty by association of covering up rape, which is quickly becoming the most heinous crime around these parts.

We are 23 months away from an election, unless Labor have intended to call for an early election to cash in whatever chips they think they have. Labor has been failing on lots of fronts, and getting a lot of heat, so this could be Coalition’s attempt to raise the stakes and dissuade Labor from calling for an early election by creating this scandal and drip-feeding it into public space.
  2. This is Labor itself stirring up shit by exposing Albo’s dirty tricks to get elected. They are afraid that if they repeat Kevin to Julia (almost reads like ass to mouth) by exposing Albo’s failures in the public forum, the voting public will not like the airing of dirty laundry, and it will give the Coalition more ammo. By dumping Albo because of his shenanigans, Labor can say “we now have a candidate of the most integrity that was not involved in sordid political murder”, reinvigorate the voters and carry that positive message into the 2025 Federal election.

I pick option 2. Remember, it is all about getting re-elected, and incumbent always has an upper hand, unless there is a dress with a stain or under the bed.

Can remember speaking to someone who told me that “wealthy” in India is 20 lakhs or 2 milllion rupees/year – about $36k.

An average grad in India is on a few hundred rupees per hour, which works out to about 4 EZFKA bucks.

They can come here and earn $20/hr cash in hand, send half home to their family to improve their lifestyle.

One actually needs a proper work or business visa to stay in the UAE and there is no path to citizenship for Indians.

They also have very strict rules around undocumented migrants – get caught and its jail, deportation and probably a flogging too. Also, employers involved also get fined. Imagine if there was a rule like that in EZFKA!

While the UAE has become more popular for Indian students due to the US changing its rules, the main difference is that most of those going have parents or relatives already working and living there to provide support. UAE is fine for those who are well off, and if that is the case there is no need to repatriate funds.

My recollection from speaking to expats was that foreign students in the UAE were not allowed to work at all, but this appears to have recently changed although they still need a work visa and work sponsor.
