This will necessarily lead to a shrinking pool of renters who will be forced to shared housing or worse. Shared space tends to be looked after poorly unlike private residence. You’re over complicating it. NG exists to buffer periods of higher interest rates at taxpayers expense, to support cashflow and profitability on a property.
Also remember depreciation goes into calculations for negative gearing so you may be cashflow positive but negatively geared.
